Naveed Logistics prepares financial statements to 31 December 20X5 under IFRS Accounting Standards. You are the finance manager and you are asked to explain the accounting for two leases.
Delivery van. On 1 January 20X5 the entity began a four-year lease of a delivery van. The payments are $12,000 a year, paid at the end of each year. The rate implicit in the lease is 10 percent and the annuity factor for 4 years at 10 percent is 3.1699. The van has a useful life of six years but ownership does not pass to the entity at the end of the lease. There are no other costs.
Warehouse. On 1 July 20X5 the entity rented extra warehouse space for twelve months at $18,000. The lease has no purchase option and cannot be renewed.
The managing director has asked why the bank is now looking at the entity's gearing more closely than in the past.
